What does PropCheck WA check?

PropCheck WA checks 25+ risk factors for any Perth residential address, including bushfire zones, flood mapping, heritage overlays, zoning, contaminated sites, underground powerlines and gas mains, flight paths, rail and road proximity, sewerage and water infrastructure, NBN connectivity, and crime statistics.

Where does the data come from?

All data is sourced directly from WA government open datasets — including Landgate SLIP, Fire & Emergency Services WA, Department of Water and Environmental Regulation, Heritage Council WA, Water Corporation, Western Power, and WA Police. No data is modelled or estimated.

Is PropCheck WA free?

Yes, completely free. There is no account required and no paywall. If PropCheck WA saves you time or gives you peace of mind, you can support the project with a coffee.

How accurate are the results?

Results reflect the current state of WA government open datasets. Data freshness is shown on every result. For critical decisions, always cross-reference with a licensed conveyancer or relevant government agency.

What do the red and green flags mean?

A red flag indicates a risk factor that warrants further investigation before purchasing — for example, a property inside a bushfire-prone area or on a flood-mapped zone. A green flag means no issue was detected for that category based on current government data.

Does PropCheck WA cover all of Western Australia?

PropCheck WA is optimised for the Perth metropolitan area. Some data layers (such as flood mapping and contaminated sites) have coverage that extends further, but rural and regional areas may have reduced data availability.

Should I use PropCheck WA instead of hiring a conveyancer?

No. PropCheck WA is a free research tool to help you ask better questions before you commit — it does not replace professional advice. Always engage a licensed conveyancer or solicitor before purchasing property.

How often is the data updated?

Most layers are updated daily from Landgate SLIP. Bushfire prone area maps are updated seasonally by Fire & Emergency Services WA. Flood mapping is updated periodically by DWER. The data freshness for each layer is shown on every result page.
